4 Signs That It's Time For A New Roof

If you're a homeowner, you know that an intact roof is essential to the safety and security of your home. But how do you know when it's time to replace your roof? Below are four signs that will tell you immediately if you need a new roof

Curling Shingles

One of the most obvious signs that your roof needs replacing is if the shingles are curling up at the edges or becoming brittle. The natural life span of asphalt shingles is about 15-30 years, so if you notice yours are curling up, you may be reaching the end of their lifespan. When this happens, it's important to act quickly because curled shingles can lead to leaks in your roof.

Shedding Gravel

Another sign that you may need a new roof is if you notice gravel from your asphalt shingles on your lawn and in your gutters, indicating that the shingle granules have worn away due to age and exposure to weather conditions, leaving only the felt paper backing of the shingle exposed. A lack of granules makes it difficult for the asphalt to protect against water infiltration and UV rays. In other words, you will need a new roof as soon as possible.

Broken Corners

If some corners on your asphalt shingles are broken or missing, this could be another sign that you need a new roof. Asphalt shingles may become brittle over time due to age and exposure to weather conditions, including:

  • Rain
  • Hail
  • Strong winds
  • Sleet
  • Snow
  • Ice
  • Salt spray for coastal homes
  • UV rays

Check your shingles for broken corners and missing shingles after any severe storm to evaluate whether or not it's time for a new roof.

Squishy Sheathing

In some cases, you may not be able to see the condition of your roof from the ground, which is why it is important to check the condition of your roof's sheathing. While you cannot see the sheathing, or plywood underlayment, underneath the shingles, you can feel it underfoot. If the sheathing feels spongy, squishy, or otherwise not solid, water may have infiltrated the shingles and damaged the plywood underneath.

Homeowners know that a roof is essential for protecting their homes from water infiltration. When assessing whether or not it's time for a new roof, homeowners should look for signs of aging, wear and tear, and damage. With this information, they can make informed decisions about their homes.
